A satellite to St Cloud, low median incomes, little to no growth, limited employment, just not a lot happening there.

I am currently employed in retail sales and am very excited to start my real estate investment portfolio!  

San Marcos is known for its college town vibe, potentially offering a broader rental market and the size of this one could be a good student rental.

I have a remote job living in Austin and $120K cash and $20K on my employer 401k.

Upstate New York will generally qualify with standard markets such as Travelers, Nationwide etc... there are a few other property programs that do very well depending on the size.

Trouble is that I don't yet have long-term employment in place (just moved to the area a month ago).

My only concern would be the DSCR in Texas on a purchase of that size and the rate increase with a PPP removal like that.

Then isolate on the storage.This is a good size location to start with. 

To clear up this question - we can insure any investment property regardless of ownership entity as long as it meets the underwriting criteria as set forth by the carriers that underwrite our program (there are limits on unit size, number of stories, wiring type, requirements that buildings meet code and are well maintained, etc - no different than any other program or insurance company you may engage with).
