I've done this personally and have helped a bunch of other investors do the same.

You could do something like what you want if it was your personal primary residence and even then the interest rate would be ugly. 

I am days/weeks away from trying it at my personal residence.  3500 sqft but only two people using it, so not sure how good of a test it will be. 

You'll never get the confidence to invest from another person or guru.

Most want experience, coupled with personal/business credit.

Did you have to jump through so many hoops and provide this level of personal information?

There's a common belief that your tax person should also be an investor themselves.

There are quite a few solutions out there so that even the most tech challenged person can pay electronically.
