The BiggerPockets website is so full of all sorts of information, I often get distracted and off the topic that I was intending to search-lol!

Can you add bookshelves or something to distract from the walls?

I did try listening to the scanners, but I couldn't sit there for hours just listening while working because I get distracted with multiple scanners on at the same time lol.

I drove by the property and it doesn't seem too bad on the outside, however the garage looks like it is barely standing and the house to the left looks to be in horrible condition, almost to the point where I would be worried it would distract potential buyers from this house even after being fixed up.

Don't be distracted by every single property you see that could possibly work.

I think a lot of people will get distracted and end up doing something else if they follow this recipe though.

Get a number, let them figure it out and don't get distracted by the realtor fees. 

For me, I get distracted easily, and it is easy for me to get off track focusing on step 2, when I should be laser focused on step 1.2) Make sure you find a lender who truly understands VA loans.

Figure out what you're trying to accomplish (which it sounds like you have), pick a strategy that will get you there and then stick with it over the long term and avoid getting distracted. 

Use your education/knowledge to help decide.Define your goal and your path to get there becomes less cluttered with shiny objects that can distract you.
