21 Year Old Student/Entrepreneur Looking To Become RE Investor

Hey there! My name is Alex Albarran, I've been a listener of the BiggerPockets podcast for a while now as well as reading REI books and learning as much as I can from YouTube videos.

I'm currently 21 years old, earning around $7k net profit/month ( after taxes ) from my consulting business, am still living at home while finishing up college ( no student loans and not paying rent, another year of school left  ), have 740+ credit ( no debt ) , and am currently saving around 80%+ of my earnings to eventually invest into real estate ( have lower 5-figures saved up at the time I wrote this post ). 


Looking to make my first investment in a rental property in around 1 year ( mainly focused on duplex/triplex properties or distressed single family homes ).

My question is: 

What are the biggest mistake(s) you made early on in your real estate investing career ( that were avoidable ), and if you could give a piece of advice to someone in my situation regarding REI, what would it be ?
