Not sure what kind of climate the property is in, but paying for part or all of your tenants' utilities can get expensive, since they have no reason not to (for example) run the heat full-blast with the windows open in January.

I think that would scare me silly with the current economic climate -- one serious scare from Europe, incident with Iran, etc., could literally cut your account in half in a day, even if it bounces back quickly.

My company performs CASp inspections (I do BP in the after hours) our headquarters are located in San Diego so I am very familiar with the climate and accessible building issues here.IF YOU ARE NOT IN CA CASp DOES NOT APPLY TO YOU.You do not have to provide a elevator for a two story building IF there are no medical facilities located on the second floor I.E. lab, dentist, and doctor, etc....
