@Joe Vastola I know this goes against the wholesaler's creed of "hooray for me and sellers fend for themselves", but if you're entering into contracts that you cannot fulfill, you can buy yourself a boatload of trouble - not to mention the duress you put the seller under.Think lawsuits for: specific performance, fraud in the inducement and maybe even consequential damages from the seller who made other plans that depended on you to fulfill the contract terms.Don't forget that if you start marketing properties that you don't own, there's always the possibility of facing charges of brokering real estate without a license. 

I'm so bummed.

You would sure be bummed to find out that the property you bought had a $50k lien against it that wasn't immediately evident. 

The provision should be so written as to induce full performance of the contract between the parties and stipulate as to a fixed amount of liquidated damages (in the event of default by either party.)

During the summer, smoker induced mulch fires continue to be a huge issue.Yet I often see smokers around fellow investors building, with piles of dried leaves blown up against the building, just waiting for an ignite!!

I'm a little bummed since we have a renter lined up and now the date to close has been moved back.

That is not nearly as intriguing, it kind of bums me out. 

In all seriousness, all of metro PDX has been great the last few years, glad I’ve invested and looking for new opportunity even with macro Fed induced clouds appearing on the horizon.
