Have you looked at a little bigger multifamily, like in the 5-10 unit range?

Hello,I am new to bigger pockets but have been set on owning a duplex for some time now.

If a bigger deal, most lenders will want you to partner with an experienced partner.

And of course its not all little house flips.. we have bare land flips going ( really like that ) and we have development deals going  those are right in your neighborhood :)  And of course are much bigger deals more like 7 figure fundings for housing subdivisions..

I often wonder why folks fall for the hey pay me 10k up front to join my club I will fund your deals when in fact they just refer to a HML to fund them and we will split profit 50 /50.. my profit splits are no where near that  80/20  70/30  bigger side going to the capital partner I want them to grow and continue I dont want them wishing they never should have spent 10k or more on some program..

But remember that for studios, tenants typically would pay their own cable, electric and other utilities and maintenance, so the gap is bigger than just the base rent comparison.Our tenants have the option of paying an extra $10/week to have a mini-fridge in their room, and $10/week for weeks they want a window A/C unit.

I thought Bigger Pockets was for INVESTORS and CREATIVE REAL ESTATE INVESTING, but NO!

If comparing prices, do research and think bigger picture.
