On residential MF (4 units and less) purchased from MLS you can achieve just a bit better than 0.5% ratio.  

There are lenders that will allow group usages but I’d imagine most are residential and can be financed with a DSCR or other alternative income verification such as bank statements  or an updated P&L.

Property currently has a residential building that we run our business out of, is a STR for the events, and sell parking also for the events. 

Is powell working for americn interest or not.There are other ways to attack inflation (tariffs, immigration, government spending, wars, anti-china sentiment, etc.). 

I am sure there are property owners just killing it in Springfield, so this is absolutely but my opinion.Final thought -- In a city like Springfield I would go as big as possible and get into the commercial residential.

I am not NC resident , I guess that complicates some things.

You mention for commercial owner user....why not residential or commercial multi family?
