To me, it looks like a good first starter cash flow property, but I would like to see ya'll's take on it.I found a 3br, 2 bath townhome for around $115,000 in Charlotte, NC area that would serve as a great family home/ potential home for graduate students near the university and the rent in the area off Zillow staets an average rent of $1300 dollars.

I also am in the process of finishing up my RE license courses as I really want to expand my network, save on fees, and maybe sell some homes here and there.I've been keeping an eye out on properties within the Riverside areas around Riverside Community College, Cal Baptist University, and University of Riverside (UCR).

Unfortunately, I don't quite meet the accredited investor qualifications yet, I will in a years time.

Stafford Springs is about 20 minutes from the University of Connecticut and considered less desirable in terms of the commute time for off-campus housing.

Hello All,I wanted to throw out a message in this positive BP universe.

There is a university there and a high rental population.

So I thought how about the education market - universities - not college students but rather graduate and professional students (e.g. medical students who spend 4 years in one place).Targeted tenants.   

I live in an area with 100+ year old properties and one big challenge is the property is grandfathered into the building code, because universal building code was established in the 1970's.
