@Joe Splitrock While the numbers on the surface of your example would tend to say that the stock market wins, (200k worth of stocks versus roughly 151k for the home (190*.93)-25) there is still more to it than that. 

Personally, I'm happy about it as that area requires long surface street driving to get to the nearest major freeway. 

It's that hard surface and corners that make painting laminate so difficult.

If you go along the edge of the tape that is going to be next to the wet paint and press it down to the surface really well - use your finger, a chip of wood, a popsicle stick, etc - you will find that a lot less paint sneaks under the tape. 

While it seems like a good idea on the surface, over-leveraging yourself is an extremely risky strategy.

Sure you can get it fixed up but it looks like every single surface needs to be touched, gutted, etc. 

You do have to make sure that the bald spot or damage is patched so as to be level with the original wall surface.  

every surface in the house needs to be repainted.

TPI helped us dodge a bullet on at least 2 properties that LOOKED great, but were wrecks underneath the surface.

So having it at 100% leverage and still getting decent cashflow makes me say that on the surface this looks like a pretty solid deal.
