Trump doesn't control them, but he's going to try everything he can to bring mortgage rates down.

Even if they did, the side with evidence tends to win.Your deductions seem reasonable and you are clearly trying to be fair.

Trying to figure out what I can/should expect to charge for 1)Purchase price; 2) Down payment and; 3) the spread per month if any on what I pay per month.

Can try to reposition to Class B, but neighborhood may impede these efforts.Vacancy Est: Historically 10%, but 15-20% should be used to also cover tenant nonpayment, eviction costs & damages.Tenant Pool: majority will have FICO scores of 560-620 (approaching 22% probability of default), many blemishes, but should have no evictions in last 2 years.

Next make sure you know what you're trying to get out of your investments such as do you want cash-flow or appreciation.
