If it is rated for a 3 bed, but it's not getting super regular use because of vacancy, then I don't know if I would be too worried about it.

Hey all you land trust junkies I just got an e mail from a title company in MO that closed a deal a few years ago and the buyer put it in a land trust they are trying to sell .. but the title company wont insure it as they claim land trust are not legal entities in MO.so title needs me to do a new deed to clean up title which of course we will do.. but just think if the sellers in other situations were not in the bizz like us and would not understand or respond or you cant find them all those land trust are dead in the water currently.  

Inspect your property regularly and hold tenants accountable before the problems get out of hand. 

When I managed properties the owner would regularly call me in his office.... why did we spend $1/sqft to paint this apartment, why did we replace a fridge, what does it cost $2500 to do a simple make-ready on a 1 bedroom luxury apartment?

Hey Todd,Is this the insurance you plan to take for the whole house or this will be additional to your regular insurance? 

After years of cleaning, dealing with tourists, and having to be on call 24/7 you could not pay me to do STRs.

Even if the data comes out clean, you can still learn so much about them. 

Tenants use to threaten to sue me or complain to authorities regularly.  

Contractors do , BUT we are spending large sums with them on a regular basis .

I moved on to purchase rentals that are clean BRRRRs and built a rental portfolio of over 7 figures.
