The places driving the price increase are generally move-in ready, I know lots of investors have found places that need work on the MLS, or found off-market deals by pounding the pavement and working the phones after they've targeted a community/area to invest in. 

FRC, Schwab are getting pounded this morning.

It cost $300 for 7 pounds of Freon.

Funds from the Tax sale pay the taxes, then whatever is leftover goes to the junior lien holders....ie...the bank...who can go pound sand from then on....

That is being penny wise and pound foolish.

One potential tenant.. who is a chiropractor... sounded great until she said she had two 55 pound dogs that "pretty much sleep all day".

We had a common door bell on a 5 plex, next to mail box was push once unit one, push 2 times unit 2, 3 for 3 ...ect.. the buzzer was in main hall and served the purpose.. otherwise they pounded on the main door and the first floor units were disturbed..Not perfect but it worked.  

It will cost you more per pound than a can of Folgers, but the extra might be worth it. 

Folks have had it pounded into their head that cash flow is were its at appreciation is gambling. 

Just tell the tenant to pound sand.
