Personally, I believe Columbus has an excellent market for starting out, given its unique combination of a robust and diverse economy spanning multiple industries, a rapidly expanding population, and its reputation as a hub for innovation and entrepreneurship.

What you'r proposing is called a bad idea today, and innovation tomorrow.For me, I charge higher cleaning fees on my AirBNBs, and at the same time only allow people to rent for 2-3 days vs a week or month, thus more turnover, and more cleaning fees, and in doing so, I am inflating my nighty rate to almost double the competitors, while almost being booked solid all month. 

One told me he could get a rate in the 5% range on an investment property (in Nov. 2022) but when I saw the loan disclosure it was over 4.59 points ($23,000) to buy the rate down...nope. 

We are selling a property we have purchased in Nov. 2018, and are scheduled to close on May 8th.We did a rehab on it, used the brrrr strategy and rented it out from June to January to a short term insurance deal that paid great money.Things have come up in our household and we decided to sell this property to pay for some other stuff.

I know for our company we're constantly trying to innovate in how things are done and transform how rental management works. 

I purchased a rental property in Nov of 2021 from Auction.com.

I am optimistic on the area near Anschutz Medical Campus, especially with the development on the Fitzsimons Innovation Campus, but again that may be a longer-term and less certain play.Let me know next time you're in town, I'd love to grab a beer and chat!

In other words, it is a last resort to save the company, not an "innovative strategy". 

If April is prime, you want to start showing right before then... which means you need to break ground in Nov/Oct assuming a 5 month build schedule, which means land rezoning and plan approval needs to happen before than.)Again... all of this is from my perspective in NW Indiana, Texas is a different beast.  

I ask because I keep a comparison chart of real estate crowdfunding investments, and I’m constantly on the lookout for new and innovative platforms that I haven’t investigated yet.
