In my (admittedly biased) opinion it's the most interest market right now that allows for both cash flow and appreciation.I also self manage but I would not recommend that for someone starting out unless you simply plucked something from the MLS that already has a tenant in place.

You read the current minimum size for a buildable lot in the code requirements outside urban areas, specially when septic is involved, and these lots simply don’t pass.

I think if you set up a brokerage account with the same bank that your business checking account for the LLC is at, you can simply move the money from the checking account into the brokerage account and then purchase something. like USFR, which pays 5.4% in T bills with zero risk of loss or BKN which pays 5.7% in tax free Municipal bonds if able to tolerate some risk (this gives me a >9% tax effective rate on my cash).

I could've lent the money out or invested in notes, but I'm more interested right now in asset accumulation.I ended up simply rolling my SDIRA into my current 401k and taking a loan against that, thereby being able to utilize almost 100% of those funds (not quite at $100k in the 401k, but close) and purchase a duplex with a conventional 30 year loan.If I had $150k or more in my SDIRA I would have looked at other options, but with only $50k I found the path I chose to make the most sense.

If you're okay with less returns but lower risk/work, you can simply cash out refinance now without doing any work since it's rentable.

All of that's great, but at your age, the biggest benefit more than any specific strategy is simply ... time.
