This intermediate step allows you to develop the required systems while the consequences of mistakes remain manageable.One strategy that worked well for several investors I know: partner on your first larger deal with someone who already manages multi-family.

We used a HELOC on our primary to purchase and begin renovations on a duplex nearby, and just this month closed on a fourplex that has a couple units rented, and a couple that need full demo/flip (which is now in progress).I'm taking some big swings and really having a blast doing it.

being that this is you first investment property is there a reason that you are not getting help on this one? 

The best option is securing financing that allows the LLC to buy the new property, as commercial or portfolio lenders may accommodate this.

However, for most investors, this isn’t always a practical option.

That is not what this post is about.

To keep this simple, let's go with the two extremes. 

I would think this model works best if the property is close to you.
