I think the target like always though is the homes that have not seen much love and need major reno work.. to get them up to date.. foreclosure or payment crisis seems to have subsided.although there will always be people in financial stress for one reason or another.

If he's using a 15 year amortization schedule with 10% interest rate it's materially different (economically) than a commercial lender using a 25 year amortization tables and a 5% interest rate.
