Restoring the house -- adding new HVAC system, resurfacing all walls, painting, replacing light fixtures, and all appliances; carpet, crown molding, etc.

Depending on how easily you can get to the plumbing you many need one at each fixture.

However, all that is left on interior is cabinets, doors and staining the installed unfinished wood, finish electric / plumbing (installing fixtures etc).

Some of the work I did myself and bought materials, fixtures, etc. with my LLC credit card.The property is in my personal name right now.

Updates include custom kitchen, updated baths, new windows, new door, modern laminated flooring throughout with new baseboards, tankless water heater, new light fixtures, beautiful landscaping.

All custom fixtures and high-end materials would put you well above $200/sqft. 

I bought a historical landmark building, switched some exterior light fixtures, and the preservation people at the building department made me rip them off and replace them.

We are not interested in doing much more than cleaning, paint, fixtures, landscaping and flooring.

That's where a mix of mass mailings to door knocking (not my cup of tea) comes into play and you might be able to do a "cash for keys" type deal.Does any of this help?
