I'm sure you can still find something there if you search hard enough, but then you have to evaluate how much time you want to commit to that strategy.I've had decent luck with the MLS finding properties that are in need of significant repairs. 

So if an individual is ( FISHING ) as I call it then it's a waste of time for me.If I have clients totally committed to me then it makes sense to deploy resources and time.

That is like saying all people are horrible and cant be trusted because of the ones that commit crimes.

For now, I can't commit to high volume, but I've heard great things about the Lindahl team, so that might be an option down the road.

I am not sure how long it will take me to find a house but I would rather rent month to month than commit to a year lease.  

To be truely successful you must commit to both of you being persistant in the game together 110% of the time. 

I agree that it could be a lot more of a time commitment to manage more distant properties, definitely something to think about.

I wouldn't  purchase any property in a D neighborhood so make sure you do good research on the area before you commit.
