Hi BP people, I'm a novice investor looking for some advice: I got an offer from my father the other day but I don't know how to make best use of it.Some background: I'm a US citizen living abroad (Australia) for the last 10 years, but I stupidly closed all my US-based credit accounts at the time. 4 years ago, even though I had zero credit history, I started an LLC in TX, found a TX bank willing to finance a TX rental purchase, and have been paying down the loan ever since.

I own a small 2/1 condo that used to be part of a fourplex then they turned it into four condos and created an actual condo association.I bought it in 2012 and as far as I know the unit next to me has been vacant and under contract.It is a short sale contract and buyer is the owner of another unit, who also happen to be the condo association president.The short sale has been going on forever, since 2012, and each time I inquired there has been an issue or delay, meanwhile we are getting no monthly fee from that unit, and with only 4 units total we have been hit with several assessments just to pay insurances.Yes, seller being the condo assoc president who takes part on the payoff negotiaion with the bank is a conflict of interest.What makes this drag on for so long is the original owner is a foreigner from Australia, he died so they had to so a probate, his dad.

Overall the expenses were some two thousand dollars (things are very expensive in Australia), which was probably half of the monthly rent.I think the lesson/conclusion for you @Jerry N. will be to tell your trusted relative what decision they can make on their own, what they should consult you about and not try to save money on international roaming. :) You can also instruct your contractors to consult you if they get a call from your trusted relative.

Australia Could Reach 90% Renewables by 2040: ForecastAustralia could reach 90% renewables by 2040 if it added 1.9GW of solar photovoltaic generating capacity per year, according to a forecast by Andrew Blakers, director for Sustainable Energy Systems at the Australian National University, which he said was conservative.
