Not really all that uncommon of an occurrence, if a tenant cooks at high temps excessively, has buildup of grease on coils and/or has clean, but cracked, coils.

To top it off, the utilities are connected, so there is only 1 thermostat (in the main house), but the back house has window units and space heaters to regulate temp if needed (the front house is on a schedule and I have a Nest thermostat there that I can control if needed).

If any tenant is not using the air conditioner or heater during temps that are below 32 or above 80 degrees - they will be sent a demand notice to use them immediately or be subject to eviction.
