Keep looking for a tenant - also have they already paid you through the end of he lease or you still have to collect ?

Focus on absentee owners and start with the ones who live the farthest away and only own one property in the area since they have the least use for the property.You can also drive for dollars, looking for anomalies of disrepair and then look them up in the tax records and use a site like Spokeo to do cheap skip tracing.

But saying that eclipses the importance of cashflow given the discussion I'm looking for.

Look for investors who have capital but lack time or experience—networking on BiggerPockets, LinkedIn, REIAs, and local investor events is key.

I'm looking to build 2 spec homes at 2000 sqft on stilts.

This tenant has always paid rent so there is no rent I am looking to collect at this time.
