I don't think I will ever fully retire but I plan to be doing less active work in the future, i.e. not focusing on writing new loans and not flipping.I am lucky that I can easily handle a down turn and be just fine if things soften even for an extended time but I still hope that doesn't happen.

Over the years I picked business degrees, real estate license, tax preparation training, loan officer licensing and training, investment / CFP training and it is all tied together in one big connected body of knowledge that emphasizes appreciation, debt pay down, cash flow, and tax write-offs...  

Besides this, rather boring, pastime of writing code, I also happen to be extremely passionate about real estate, more specifically multifamily and I decided to launch a new project to develop an MVP of software solution that is tailored to the needs of property managers. 

The new law re-writes the eviction process by placing more hurdles (procedures) in the landlords path to re-possessing their property.

Here's why:1) Metallic also known as MBD was always the operator and it was very clearly known from the get go listed in all documents etc.2) MBD even acknowledges that Scoutpads was their investor relations provider in writing multiple times.3) All money was always wired to MBD, not Scoutpads.

@Miciah Furbay You may have to look at 100 properties, to write offers on 10 at amounts that cashflow (below asking price), to maybe get one accepted.YES, it's a lot of hard work!

3) City is going to be writing more tickets and making it easier for tenants to escrow their rents with court if property has no CofC.4) Terrible business approach! 

Write your goals down and write down a step by step process of the requirements to complete each chapter. 

If the company would not write the LLC as a named insured and they are the owner, it could be an issue at claim time.  

Too many tenants take advantage of Mom and Pop landlords because they are willing just to write it off.
