Maybe you will have a closer commute to work, maybe you're closer to parks, favorite restaurants, interesting events, etc.

I’m looking to do LTR on the property, and ideally won’t need an out, but there’s always the challenge of life changing events.

You have to consider congested traffic, parking can expand into neighborhoods, church bells, weddings, funerals, Sunday mass or other religious Holidays.

Check out the Events tab to find local and virtual meet ups.

I’ve been to several of their events and thought they were top notch.

I will update this thread if the seller accepts my offer.A few days after they approved me for financing, I get a call from a guy with very bad manners, peddling the Lee Anderson Broker online training and the subsequent 4 day certification in June at an event.  

It's important to analyze what went wrong to avoid making the same mistake again.I see a lot of new investors spend their very last dime purchasing a rental, then they have no money available to cover unforeseen events like what you experienced.
