Without knowing more about the location though, if this cabin has direct water views and is able to sleep at least 6 people, a fully renovated version of your cabin could probably pull in at least $600/night in the summer without much effort. 

I usually fly fish Cosby Creek, and have seen 2 other fishermen on that water in 19 years.  

More importantly, I am fellow taxpaying citizen.Having said that, we live in a world of gray waters... a reasonable tax position is all I demand of my clients and my team.
