If you do end up renting by the room make sure you mention it includes mowing the law (hire that out) and a weekly cleaning of common areas (they have to clean up, but pay someone to wash floors, windows, toilets, etc.).You might find it easier to do the whole house at first as you mentioned. 

For those that are unfamiliar, its just an empty room that has a wash tub that people would sit in with a pitcher of warm water and bath yourself.

That way each time there is a turn they bring a fresh set and take the used set with them to wash and use on the next turn.

So, my take away message was "he who waits, looses the deal".  

Was he too stupid to pass the new written test (a LOT of former lenders, it turns out, were too stupid to pass a test related to lending... please re-read that statement :P )?

So if you don't plan on coming back to it then it would probably be best to wash your hands of it sooner rather than later.

And it's ultra turnkey, I only need to put a wash/dry upstairs and it's perfect. 

I had everything cleaned with TSP substitute and then washed down with ammonia.
