If you insulate directly on the underside of the roof deck, it is the decking that is effected, not the weather layer (at lease not directly).

I found the deal on the mls for 369,900 at the time that was higher then all the other areas i looked at, and the cash flow was lower, but i knew that this area had more traffic and vitalization then other areas and to top it off no hoa.When i took the building over it was being self managed by the landlord and some of the units needed work. so i knew that i was going to be able to add value.

LLCs are not an iron clad wall that no lawyer can get through. they are one layer in a liability protection strategy. having an attorney set it up, and provide guidance on how to property run it can help strengthen that layer. mine only charges $250 to set up an LLC.

I had a roofing company come out and estimate the cost to repair/replace the roof, immediately the salesperson started stating that the roof was incorrectly installed and that he could see there were three layers (cedar shake, then some asphalt, and finally the current top we can see)He said regardless of what we do; we have to pull it back, lay plywood down and then put the new roof on and that there is about $70k of work.
