You are going to have tenants over the age of 35 at some point.Michigan State University produce Landlord-Tenant Document annually, its a great resource.

Lot links offers the least expensive houses in the known universe at 750 per.

The University of Lowell has a major shortage of housing for their graduate students and visiting professors. 

@Ransom PattersonI think the easiest way to get started is house hacking-Not necessarily the best way, but I do think it's the easiest.Getting loans for primary residences and investment properties are two different universes. 

@David FriedmanYes you are correct, it is almost like a reverse mortgage and yes there is a huge element of speculation to assuming a 2% increase in property value for the next 30 years (although it is in Irvine near the University!).

I have read that roof mounted AC units have less maintenance requirements and are more efficient since they get to use gravity to feed the cold air (which likes to move down) through the ducts as opposed to basement/outside units that have to pump the cold air through the warm air.
