I officially moved here years ago before investing but I’m wondering for my family whether it’s a good idea to have them invest in my markets here so if there are major tax/regulatory hurdles that would make this unreasonable.Thanks to all!

This idea of FIRE in your 20s (dare I say 30s and even 40s) makes zero sense - the idea is propagated by what we see on social media (Some 26 year old walking by his G-Wagon and sipping martinis on the beach 300 days out of the year talking about his billions in RE).

I am currently ending the co-ownership because my dad seriously screwed me over & I have no idea if it'll end with me getting half the fair market value now or waiting until my parents die before I assume it. 

Well-intended, no doubt, but you might consider running some of these ideas past a good lending attorney.

I could ask another 100 questions, but I think you get the idea :).

The reason for that is I have no idea how bad someone sucks at tenant screening.

It's literally just a 30 second thought process that gives you a quick idea if the place is even worth looking at.

@Lucas Schlund not seeing oversaturation in Metro Detroit, but there is some up in the Traverse City area - which implemented STR controls.Yes, it's always a good idea to buy an STR property that you can at least break-even if you have to turn into an LTR. 

I think starting with a performer is a better idea.
