I’ll fly to your 1 story 1,200 sq ft house and rip the siding off with a hammer and pry bar myself for 10k - save you a grand right there. 

Just found an interesting article, and it sounds like the state of Ohio is working to bar school districts from disputing property values.

Part of my luck I guess has been buying in strong school districts and mostly B type property, I feel I would have gotten burned more if it was C type.Agree with you on approach, I have been strict with application requirements and have a high bar on credit score, etc.

We used to put blocking behind the walls where all the towel bars etc was going to go...like you said, remembering where was the hard part.

The other location used to be a Comedy Club and bar but due to covid has now been converted to a restaurant.

So, if I went my normal $18,000 average price I would have profited only $3,000 and that is a small margin.I've been in the construction business and like to believe that I am one of the few contractors who 'Raise The Bar' in regards to running a company where we are intelligent enough to raise prices vs. being a sheep in the herd where we price our jobs in accordance with what every other electrician charges.

Some appraisers are sticklers and we had to take bars off the windows to fund.

Hi Bobby,If you pull a sheet of paneling off with a pry bar and it's just finishing nailed to the wall vs glued, it should come out pretty quickly.Good Luck!
