Part of my luck I guess has been buying in strong school districts and mostly B type property, I feel I would have gotten burned more if it was C type.Agree with you on approach, I have been strict with application requirements and have a high bar on credit score, etc.

So, if I went my normal $18,000 average price I would have profited only $3,000 and that is a small margin.I've been in the construction business and like to believe that I am one of the few contractors who 'Raise The Bar' in regards to running a company where we are intelligent enough to raise prices vs. being a sheep in the herd where we price our jobs in accordance with what every other electrician charges.
