Bottom line, decide on your engagement and risk level first, and then look for an investment type that suits your needs best!

I would prefer to immerse myself in other markets that do cashflow and where there's more houses up for grabs, Instead of swimming upstream.

I would recommend dressing up in either a suit or nice looking new sports clothes. 

They are much better suited in Austin, where real estate prices are so crazy that one can benefit from the cost savings of a tiny home.
