There are definitely some do's and don't and a "sweat spot" when investing in Detroit. 

Choosing to be in the right community here matters too, I have a top ten list of the ones you should consider first.What many seem to not realize is this is a vacation spot geared towards kids....and it's a Global attraction..meaning that the majority of visitors have probably never been in a hot tub so it is a big deal.

I guess I have a blind spot when it comes to non-vacation areas.What would be your guest demographic for the area?

Getting to a spot where you can afford more house is best done by buying a starter house/house hack today.

But I think what you said is huge, be in a similar spot now in terms of paying a mortgage or rent and get nothing out of it.

You could do that, but some Realtors don't like dual representation, it can put them in a bad spot, so in those instances, you might have you own agent. 

Plan on operating one of the few vacant spots as a restaurant. ( I have experience in the area).
