This is my 2nd and the first one sold to a cash buyer before it was done so I haven't dealt with FHA yet.With that being said, I spoke with their bank and they are using a Portfolio product that is more strict on ratios but less strict on appraisals and the actual property.

For that reason I'd recommend using FHA, living in it for at least 2 years, and then moving on if you so choose.Keep in mind that FHA is a little strict on the condition of the property, so you will not be able to invest in a fixer upper unless it qualifies for a FHA 203k loan, which will finance rehab and wrap those costs into the loan.

Physical inspections are the obvious determining factor and replacing strictly on a schedule will waste money, replacing before it leaks will save money.

The rules regarding non-relatives living at the house can be fairly strict, essentially they need to be approved by the park, background check and all or they are considered to be trespassing and you are in breach of your ground lease and subject to eviction.
