If that's true, there are still many potential landing spots for them that preserve the ability to 1031.  

Yes, you'll hear gurus talk about that the first deal never works and that you just need to get some experience, but this will not help you much when you're all out of money, negative cashflow every month, with tenant complaints for some reason, and now you're stuck saving for 4 years again just to get back to the same spot you were in. 

I will say 550-600 is what I would consider the sweet spot for what you're looking for.

Worcester has many hospitals and an airport making it a great spot for mid term rentals. 

most go down to 680 but rates are much better above 700 with the sweet spot being around 740.

We got wind of it through one of our Broker contacts.. the issue for the land owner is he had taken roughly the same option payments yearly 150k And now with the option failing he was going to have to capture all that income as earned income and pay tax.. ( which of course he is kind of like a lottery winner the 150k a year was always gone in 10 months) So he was in a potential bad spot with IRS and we were able to step in and take over the option for the same terms.
