Easiest and least costly is to go there and spend a week or so to get everything in order.Another one is to hire someone trustworthy and pay them to put it in their garage or in a storage unit for a month

Hi Brandon,Personally I think it all depends on what kind of "avatar" you are.If you have high risk tolerance and have time to spend, active strategies like flips and BRRRRs will yield better returns and more opportunities. 

I think that equity gains in good areas tend to outstrip the value of cash flow in the long term but if you're pumping money into a rental property you're going to need a hell of a lot of equity to make up for not only the additional funds you put into it, but the opportunity costs lost in that money and the money that's in the property. 

There’s a lot of valuable information out there without spending thousands of dollars.

I'm going to get a survey regardless, but I'd like to line all this up before I start spending on soft costs.The weird thing is I see other investors doing these DADU deals and I've never heard anything mention the above requirements / scenario. 

I had a conversation with a Probate/Estate lawyer and he suggested the following but what he said doesn't quite add up to what I have read so I want to see if I am just not understanding or if I am getting bad gouge.Advice was to create WY LLC that owns all properties, that is then "owned" by a land trust for additional anonymity, that the beneficiary is a regular Trust that owns everything else in my name.

There are additional acres to expand on.How did you find this deal and how did you negotiate it?

They spend their time at the beach, doing excursions or drinking or eating out.

They spend a ton of money on advertising their product and apparently have none left over to spend on product development.
