I hear of places that sleep 19 people for a bachelorette party, or 20 people on a ski vacation and I guess at one point in my life that would have been fun and maybe was fun....but now that I'm older, going on vacation with 19 people is not my idea of fun.I hope I never have an insurance claim, but just saw a post on BP about the guy making a killing with RV parked in back of his rental home. 

Growing up i lived in my grand parents rv resort it has 143 units, a 9 hole golf course and most of the things you come to expect in a resort.

Or any other marketing that works well in a small resort town?

I have a few friends who STR their mountain properties and both are concerned about less ski traffic this winter.

I know the Measure T restrictions and potential for future bans in the county rule out the possibility of airbnb, but has anyone here had success with ski-leasing or 31+day leases in Tahoe? 

I use Hospitable, Pricelabs, Resort Cleaning, Rankbreeze, expensify (bookkeeping).I'm sure Pricelabs more than pays for all of them on its own. 

We are looking in the area of Blowing Rock, Boone and Banner Elk (likely somewhere in the middle) that could be 20-30 minutes to the ski resorts but also the local towns and App State.

After doing a research in the area on the best buys, my property that I've selected is within a brand new condominium complex near the ski mountain.   

I’ve been doing lots of research in that area and unless you’re near the ski area, a lot of people do a blended model, STR in summer and LTR in winter. 

Something you'd expect to find at an upscale ski lodge out west or in Aspen. 2500-3000 sqft, 4 bedrooms and a formal dining area.
