The last thing I would want is a tenant to not report a problem or worse yet, try and get some jackass, unqualified, handyman to do the work.If you don't want to be called out for minor things I would put a clause in the lease that the tenant is responsible for incidental home maintenance; i.e. mowing lawn, changing light bulbs, shoveling snow.

I would include in the lease that general shoveling/salting of walkways, steps, or doorways is responsibility of tenant but I would maybe provide all units with snow shovels.

I think Mike Butler was referring a bit to SFH properties, where a tenant might have a bit more responsibility, e.g. paying the water themselves or shoveling snow/cutting grass.
