In our state the law firm representing the bank sets a court date usually at least 2 weeks out.

Interview them first to make sure that they are a fit and will represent you well.

@Calvin Lipscomb, When I represent a Buyer (in Illinois) on a purchase of a multi flat, I generally request actual leases, profit and loss, etc. through attorney review and keep the contract contingent upon the Buyer's review and approval of the same.

Probate is the process of closing the estate, not necessarily the time when decisions are made.As part of the probate process, a personal representative is named. 

On the Liability side, look to see if there is an agent who represents USLI Insurance. 

I am very skittish about the agent representing me.

@Kareem Lyons I almost went the direct mail route and was helped by a USPS Sales Representative in my county in Maryland.

Since I am not experienced in real estate, I have dozens of questions about filling out the application and no agent or customer service representatives I can turn to. 

Their “ROI” figures are low at 5-7% even for the lesser cities, and on closer inspection these ROI numbers do not represent a reasonable cap rate, which would be even lower.
