The commercial brokers are basically the only source for getting reliable information on the current cap rates are in the market.Food for thought ... for the cost of a cup of coffee or lunch, you could get some great perspective and education from a commercial broker.

I have been considering an IRRRL on my primary residence to drop the rate on my VA Jumbo loan, but received a flyer in the mail today advertising 100% LTV cash out (appraisal and income verification required) with the same rate I have seen on the IRRRL product.

It's been almost two weeks and the underwriters are still trying to get a written employment verification letter from one of my past employers which worries me. 

Make sure you do a in-depth background check and credit / income verifications as well.
