If you visit, you will see many commercial developments in the city and new single-family homes continuing to be built in the suburbs.

I also have a development project on a condo that is about to break ground in Mexico. 

Building small units in small unit count is some of the most expensive development.  2) the financing on an ADU is typically far worse than for initial investment property acquisition or is often not leveraged (HELOC, cash out refi, etc).

For instance I was seeing insane growth and development in pasco county, wesley chapel areas outside of tampa, and actually had a hell of a time finding industrial space in Bradenton FL, so at least on the commercial side of things from my limited experience there didn't seem to be a down turn or softening, so its so interesting to here your take on your local market there as well.  

Plus the developer will take care of maintenance.

Storage units, industrial, raw land, development (a form of value add), zoning changes (a form of value add), office, hotel/motel, NNN, etc.  

If the investor is paying cash then it could be more negotiable.If the investor is a developer this is probably all out the window. 

There's potential for both moderate appreciation and solid rent demand as the area continues to develop.
