So since loans often get sold for servicing (some more than once), even if the original lender doesn't report the loan to the personal guarantor's credit, that may change in the future.DSCR loans are really set up for investors to scale as DTI isn't an issue and the down payment, borrower's credit score and DSCR ratio are the requirements.More on DSCR loans: DSCR loans won't use your income to underwrite the loan.

Unless the Lender will allow you to set up an Escrow Account for any Repairs the Appraiser may find ( so long as the total for these repairs doesn't exceed X amount of Dollars ) ?

You receive the utility bill and pay it, while collecting from the tenants.TENANT PAYS When the meters are separated per unit, make it a requirement of move in to have the tenant provide their utility account numbers to you so you know they are set up and not being billed to you.

You didn't mention home insurance and that will need to be set up before closing.Don't buy anything yet (don't rack up you credit card balances), but window shop at the hardware store.
