It’s hit and miss, really need to deeply understand what they offer, if they will work for you or against you, whether they sign the lease or you (I prefer me, to reduce that lock jn). 

Both offer valuable tax strategies, particularly when cost segregation is applied early.

Start with a standard offer, and write a contingency into it for electricity, all the below ground utilities, and then work your way to zoning, permitting etc.

Low down payment (3.5%) is attractive, but comes with mortgage insurance and might not offer the best rates.

Investing out of state can definitely offer better cash flow opportunities, especially in states like Indiana, Alabama, and Ohio where property prices are lower and landlord-tenant laws tend to favor landlords.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

The offer seems great numbers wise, possibly even without the 3rd unit.

So it's really what you are comfortable with and what your investment thesis is.
