Honest tenants won't take offense. 

Tax evasion has a specific meaning in the law and can be a criminal offense, as opposed to tax avoidance or tax planning.

man, for a second I thought this post was going to tell us "hard money is offensive now, you're going to be cancelled if you use that term". i read this way wrong,haha.

I have now written a letter to the smoking neighbor (who is the owner of the below unit, not a tenant) and forwarded the tenant’s letter to the HOA, pointing out the clause in the bylaws preventing any "noxious or offensive trade or activity" (there doesn't seem to be anything specific to smoking, but I think this clearly covers it). 

@Adam Barakat no offense intended but I think this going to be very tough for you to do from so far away. 

@Eric Northrup sell it. no offense but 200$ in cash flow probably does not move your needle much. sell it and scale up. more units the better. youre doing all the right things, but for me, continuing to buy and sell properties with the idea that eventually i will get to bigger and better is what has worked well for me. obviously important to align yourself with good wholesalers, lenders etc. happy to share my hard money guy with you for your next purchase. either way, best of luck!
