Your post didn't sound like it came from a landlord with 25 years of experience, so I was pointing to the basics hoping it would motivate you to do some research.A quick Google search revealed numerous NJ banks that offer the convenience of opening accounts online.

I have been listening to the Real Estate Rookie Podcast and have heard many things about STR's and co-hosting.

It seems that when listening to Bigger Pockets podcasts, I hear the same logic, both from the hosts and the guests (mostly), that as a midsize (5-20) multi unit investor, Cash flow plays a secondary role to appreciation.  

We are in the process of finding  a HM lender to finance  a lot and spec build.We have a lot that we want to purchase and already have the plans and have built this house numerous times already.One lender is asking to have a permit issued before they move forward.

Thanks goes to our dedicated accountant, Daniel Barakat, who patiently listened and then taught me how to categorize transactions (I am in sales, not boring math for darn sakes).

Hello All,This is my first post on this forum although I have been listening to bigger pockets for years.

@Kelli Powell we have 10% upcharge for all MTM leases.Regarding MTM for winter, our lease has a clause, that we remind tenants of numerous times, that if they are still in the property as of October 31, the lease shifts from MTM to they have to stay until Feb 28 - and can then go MTM again.
