An Irrevocable Trust, provides asset protection (you would already have this with the LLC), but it cannot be generally altered or terminated in the same way that a Revocable Trust can be altered or terminated.

I generally avoid wholesalers because my experience has been that they are unwilling to use a standard purchase agreement that is fair to both the buyer and seller and they do 'shady' stuff.

It depends on the rent amount and the difficulty of renting in your area, but I'd generally suggest something more like 50%-75%.

I have had several Colorado LLCs (single member LLCS with one single family residential rental per LLC, so very small-time) for a decade, and always file my periodic report so am in good standing with the Colorado Secretary of State, but have only just heard that I need to file a BOI report before the end of the year.
