I’m looking to network with other realtors because I don’t have a mentor and still I’m so lost on certain things.

You can probably get into performing on your own without too much hassle, but if you want to get into non-performing you'll probably end up working with a JV partner, a mentor or some training.

Can you share with me how you found your first mentor?

This is value add opportunity- rents had previously been under market value (450/month) and since acquiring the property and renovating it, the management team recently raised the rents to match market value in the area (525/month) The property is projected to generate over 25k of monthly income, a cash flow of almost 11k a month, and the annual cash on cash ROIis projected to be nearly 32% This would be my first large multi-unit apartment deal and I’m looking to either obtain a commercial loan for the property or (ideally) find private/hard money lender that would might also (eventually) serve as a partner/mentor/associate/eventual first to a smart, hardworking, and ambitious young real estate investor.

And any knowledge that can be shared regarding any lessons learned along that way that a mentor deems important.

My mentor is assisting me with the acquisitions.

@Jimmy O'connor 2001 -2004 I would sneak out during my lunch break and flip ( wholesale houses) I had one mentor who said Alex I buy over in this area of Rock Hill for $32k.

But I myself never had never heard of it when I thought of it and I didn't learn it from anyone else.And after sharing it with hundreds of my mentoring students, not one of them had heard about it.

We are also assuming any junior liens were properly named/served in order for them to be wiped out.

So I have a few ideas that I learned from my mentor that you may find valuable.
