Hello Ignatius,The platforms you mentioned work great but would likely require you to build out systems and processes for a sales and/or marketing business. 

It sounded like the way you were writing that you might be doing a lot of online research and sending out offers, but since you mentioned an agent, I wanted to check.Are you getting enough reps seeing houses to know what your offer prices should be?

@Rachel Seymour-Newton  there are definitely other sources for leads, which is why I mentioned hitting up a REIA and networking. 

As @Greg Scott mentioned, this is on the low end of deals like this and remember nothing is promised (check you docs on that).I own SFR homes that have far exceeded 10% returns due to their appreciation over the past 10 years or so.

Hi Justin, Since it looks like this property, as mentioned above, is exclusively an investment, what did you have in mind from a business plan standpoint?

Did they correct the online issues and imrprove customer service which was mentioned in an earlier post?

As you mentioned its a tiny bit more complicated, and there is a question of change of ownership if your currently holding the property in your name.

You have many things in common with the other owners I mentioned.
