I ve always one question coming to my mind:  If I got a really hot deal, how easy is to find a hard money company to fund my deal, and how fast generally they lend their money? 

If you can get in in a hot local market that you know well, do it.

Forgive me but that's what I assume you're aiming to do...that's a very labor intensive, low result activity in this market.  

They waived the appraisal contingency, so there is a good chance I'll have to fork over more cash out of pocket than I planned on the make up the difference between the price and what I get loaned.This is a hot area of town, and aside from these issues it is pretty much everything I was looking for in terms of size, location, and quality.
