What you'r proposing is called a bad idea today, and innovation tomorrow.For me, I charge higher cleaning fees on my AirBNBs, and at the same time only allow people to rent for 2-3 days vs a week or month, thus more turnover, and more cleaning fees, and in doing so, I am inflating my nighty rate to almost double the competitors, while almost being booked solid all month.

We are selling a property we have purchased in Nov. 2018, and are scheduled to close on May 8th.We did a rehab on it, used the brrrr strategy and rented it out from June to January to a short term insurance deal that paid great money.Things have come up in our household and we decided to sell this property to pay for some other stuff.

If April is prime, you want to start showing right before then... which means you need to break ground in Nov/Oct assuming a 5 month build schedule, which means land rezoning and plan approval needs to happen before than.)Again... all of this is from my perspective in NW Indiana, Texas is a different beast.
