Hey @Madhur Mehta - Typically, I like to rely on the motto "The numbers don't lie" - however there is still the time and effort of making the change. 

Rented my house we originally lived in 12 years ago because we couldn’t sell it when we moved and that’s how we got started. 5 years ago we made a plan and an effort to accumulate multi family properties and did that.

You can always give the other unit a go at STR and if it doesnt pencil out as high as the MTR rent given that STR takes more effort as well, you can easily switch to MTR. 

There is no real concern about wasted effort "hand holding" many potential buyers. 

Put in the effort, build relationships, prove your value, and improve your odds of finding someone to help launch you on your path.

Not too long ago, in an effort to clean up their email list, asked if I wanted to be removed and then tried to refer me to another turnkey group in Ohio (that I had already connected with and visited) to pick up a quick referral fee.  

To increase the effort others put into building my business I offer a 1,000 referral fee to anyone who tells me about an unlisted property that I buy.
